investment philosophy
Within each transaction GDR's philosophy and strategy is to follow a disciplined and systematic approach to investment and be guided by its four core principles of capital protection, above average return objectives, risk management and increasing shareholder value. GDR will supplement its lending business by making investments with its unallocated cash in a diversified portfolio of high-yielding marketable securities such as bonds, preferred shares and royalty and income trusts, thus increasing its overall yield. The Corporation will seek to maximize income and preserve capital with these investments. Investment of GDR’s funds will be chosen on a fundamental basis with emphasis on the track record of management and quality of assets as well as competitive and sustainable business advantages.
investment strategy
GDR engages primarily in three types of real estate transactions; i) Real Estate Acquisition ii) Development & Sales iii) Real Estate Lending. The Company avoids speculative markets and focuses on growth-driven real estate markets within the U.S. where there is exceeding demand over supply. GDR’s business plan is to establish a presence in the form of real estate ownership, development and participating lending in as many markets as possible that cater to the migratory patterns of the Baby-Boomer generation.
real estate acquisition
GDR seeks to acquire real estate in high growth areas, which offer the Company the opportunity to improve the underlying value of the land (ie: road, sewage, hydro, zoning) and then sell the asset to institutional-quality developers that will take on the entire project.
development & sales
Within its targeted geographical areas, GDR oversees the acquisition, development and sales of an entire project. This includes the management of the development, accounting, marketing and sale of the entire project at the property level.
real estate lending
Loans by the Corporation are secured by a mortgage position in the subject property. When determined necessary and appropriate, additional collateral and/or personal guarantees may be obtained.
